Downtown Phoenix is experiencing a renaissance. With the arrival of the light rail in 2008 we've seen an explosion of new residential home options with shiny high-rise condominiums, state of the art apartment buildings and interesting in-fill projects dotting the area. New restaurants and clubs surround the downtown campus of Arizona State University and run the length of Central Avenue from Roosevelt to the south up to Northern Avenue to the north.  As anticipated, we've also seen some of the … [Read more...]

Is Buying Phoenix Rental Properties A Good Investment?

I've always said that the smartest people I know don't know everything. But they know people who have the answers to their questions. One of the things I love about real estate is the constant learning experience. And I'm smart enough to know that I don't have to have every answer to every question; but I better know the people who do. That's how I am helping investors add real estate to their portfolios and build wealth for themselves and their families. My go to real estate investment guru is … [Read more...]

Buyers are letting me know that they're ready to roll in finding their next (or first) home. Even investors have caught home selling season fever. My assistant Jennifer and I … [Read more...]

City of Maricopa: oasis of housing affordability

You've heard of Maricopa County, but what about the city of Maricopa? About 30 minutes southwest of Chandler lies this oasis of housing affordability, home to just shy of 50,000 residents. Affordable homes in master planned communities have been a draw to the city, which experienced a boom in new development in the early 2000's before it was hit hard by the housing recession. It's taken awhile, but Maricopa is coming back, and coming back strong. With the help of programs like Pathway to … [Read more...]

Housing Affordability in Metro Phoenix

The Housing Affordability Index (HAI) is a measure of housing affordability for a family with a household income typical for a region. A value of 100 means that a family earning the median income for that area has just enough income to purchase a median priced home and handle the monthly mortgage payment. The higher that number goes, the more affordable home ownership is in that area. In an area rated with a 130 HAI, for example, a family earning the median income has 130% of the income … [Read more...]
