Coronado Historic District in Phoenix

Downtown Phoenix is experiencing a renaissance. With the arrival of the light rail in 2008 we’ve seen an explosion of new residential home options with shiny high-rise condominiums, state of the art apartment buildings and interesting in-fill projects dotting the area. New restaurants and clubs surround the downtown campus of Arizona State University and run the length of Central Avenue from Roosevelt to the south up to Northern Avenue to the north.  As anticipated, we’ve also seen some of the more run down and tired areas becoming highly desirable historic districts.  Whole blocks of renovated homes and interesting neighborhood businesses are bringing new life to some previously blighted areas. The Coronado Historic District in Phoenix is a good example of a downtown neighborhood in transition.

The Coronado Historic District in Phoenix is bordered by McDowell Road to the south almost up to Thomas Road on the northern border; and runs from 7th Street on the west end to 16th Street to the east. It is made up of several subdivisions, all of which are undergoing some major changes as homes are bought, renovated and then sold. Demand for the area is high, with homes ranging in price from the high 200’s for a dated home with no remodeling up to the 700’s. Most homes are single story and some offer guest houses. Many of the homes have maintained some of the original charm associated with the era in which they were built balanced with modern updates that make the properties exquisitely livable. In 2017 we’ve seen Coronado Historic District homes fetching at or near list prices and I myself have represented buyers in several multiple offer situations.
