Seller Leaves Money On The Table When Self-Representing

If you've ever sold a home you've probably heard the statistic that sellers who hire a full service Realtor net more money for their home than selling the property themselves. We know that the lack of transparency from ibuyer platforms means netting less from companies like OfferPad and OpenDoor - that's an easy calculation, but one we will reserve for another post on another day. Here we're talking about FSBO's (for sale by owner), or limited representation agents (Pay me XX, and I'll list your … [Read more...]

Peoria, Chandler and Gilbert Arizona: The BEST cities for first time home buyers

Three Arizona cities made the top 20 list of the best locations for first time home buyers. Wallethub.com conducted a study that compared 300 cities across the nation on three indicators: market attractiveness, affordability, and quality of life. Peoria ranked seventh, while Chandler ranked twelfth, and Gilbert sixteenth. The 27 indicators used to rank cities included variables such as cost of living, real estate taxes and property crime rate. In comparing only large cities, Phoenicians can be … [Read more...]

Diversity in Chandler

Most individuals in my world value diversity in a big way. They want to be surrounded by, and raise their kids around a wide variety of cultures, ethnicities, religions, and traditions. They know that living in a diverse community tends to result in more empathy, compassion and kindness - all things we want in strong, peaceful communities. Children raised in those environments are often secure in their own beliefs while being respectful, curious and open to the beliefs of others. Diversity is an … [Read more...]

Mid 2019 Real Estate Market Performance Was Better Than Expected

It's always easier to assess past performance of the real estate market than it is to predict future performance (thanks Captain Obvious!). However looking at recent and current market data is one of many important factors in making predictions that are likely to be on point. Mid-Year is always a good time to evaluate not only what IS happening, but also to help in setting expectations for the rest of the year. Additionally, it provides a lens through which we can determine how close we came to … [Read more...]

INHERITING REAL PROPERTY

If you are fortunate enough to have been born during the baby boom generation (between the mid-1940’s and 1964), then you may be among the many families who will inherit real estate in the coming years. Boomers are expected to inherit $136 trillion over the next four decades and much of that wealth will come in the form of real property. Should that time come, will you know what to do with the home or land that becomes a part of your portfolio? There are several professionals you will want to … [Read more...]

A Few Things I Learned At The 2019 Unity Walk

On January 26th, we once again participated in the annual Unity Walk in Tempe, along with people from Chandler, Gilbert, Phoenix, Mesa and Glendale. It's always a great time mingling with others who share our passion for celebrating diversity and learning from one another. And speaking of learning, there are a few things I learned at the 2019 Unity Walk. Tempe is growing in ways I wouldn't believe if I didn't see it with my own eyes. My family is an ASU family going back four generations. Yet … [Read more...]

Co-working spaces! If you're not familiar with the concept, these are office spaces that run the gamut from a large open space with work stations, to plush private offices that you can rent by the day, weekly, or monthly. In this day and age with so much division and tribalism, it's nice to see a push toward sharing and collaboration with the rapid expansion of co-working spaces in the valley. Co-working space comes in many forms. From … [Read more...]

Furnishing Dignity: Helping Those On A Path To Self-Sufficiency

The word “home” can mean many things. It can be the walls within which you dwell; it can be the place from which you came, but perhaps no longer reside; it can be a feeling that you carry with you wherever you may be; it can be the people you call your family, the things you hold so dear, the memories you’ve created over the years. Home for so many of us brings feelings of warmth, security, connection. It is often the place within which we feel we can be our most authentic selves. We sometimes … [Read more...]

SHOULD YOU LIST YOUR HOME DURING THE HOLIDAY SEASON?

What do sellers want when listing their home? To sell quickly, painlessly and for the highest price possible. Not rocket science. We are often asked, "when is the best time to list my home?" "When is the worst?" Common sense would lead one to believe that listing a home just before or during the holiday season is a bad idea. This is not necessarily the case. Sure, many buyers have turned their attention to other things: gift giving, travel to see family, and sugar plums dancing in … [Read more...]
