Everyone has a child, sibling, parent, cousin, friend, or acquaintance who “just got their real estate license”. As stated in an earlier post, it’s tempting to want to help that new agent out by throwing them some business. Provide the right resources to find out ALL financing options

Ask the right questions to help buyers identify how their priorities can best be met

Explain current market conditions to develop an adaptive strategy to find the right home

Assist in identifying the promise and problems with each property viewed

Provide education and insight into what to expect for the duration of the transaction

Write contract and negotiate the best possible price and terms

Obtain buyer protections such as home warranty plans and home owners insurance

Protect buyers earnest money be ensuring contract compliance

Ensure all appropriate disclosures are made so the buyer knows exactly what he’s getting

Assist with home inspections and repair requests

Time the ordering of the appraisal to keep buyer financial risks at a minimum

Manage communications between buyer, seller, agents, title, lender and all parties

Review all documents for accuracy and intervene in any conflicts or misunderstandings

Manage the signing and closing process

Inform buyers of the various bogus offers they are likely to receive as a new homeowner

Refer recommended home service providers

Keep new home owner apprised of the home’s value via semi annual market value reports.
