Ahwatukee and the Loop 202 South Mountain Freeway

 

There’s been so much press about the expansion of the Loop 202 South Mountain Freeway down Pecos Road in Ahwatukee to connect the east valley and the west valley. Opinions vary as to the wisdom of running the freeway through the southern portion of Ahwatukee. Some have been dead-set against it. Some feel that of all the options that have been considered, this is the most practical. Regardless of where you stand on the matter, the fact is, it’s becoming a reality. Homes have been bought by the state through eminent domain and razed. Huge risers are taking shape at the proposed freeway exits along Pecos Road. And people ask me all the time about the impact the freeway will have on home values. Not an easy question to answer.

Negative impacts a freeway can have on the desirability and value of a neighborhood include noise and air quality. The Department of Transportation is taking steps to mitigate those issues by building barriers to separate the freeway from the community in residential areas. Some might argue that especially in Ahwatukee, the freeway could negatively change the feel of the community by making it more accessible. If you live in the east valley you surely have heard Ahwatukee referred to as the largest cul de sac in the world. With only one way in and one way out, and wedged up against the foothills of South Mountain, it’s been easy to see why. Opening up this isolated village to the rest of the valley could certainly change the identity of the the worlds largest cul de sac.

On a positive note, I have had several buyer clients choose NOT to move to Ahwatukee despite wanting their kids to attend the great Kyrene and Tempe Union schools. The access issues were a complete turn off.  For many people, improved access and connection to the rest of the valley will make Ahwatukee more desirable. they will see themselves as having the best of all worlds. A beautiful community to come home to and a short commute to where they make their living. If you’re concerned about the value of your Ahwatukee home decreasing due to the Loop 202 South Mountain Freeway, don’t be so sure.
